Benefits-eligible faculty (half-time or greater) in the professorial ranks (Instructor, Assistant Professor, Associate Professor, Professor or Lecturer),  or appointed as Instructors in Science Laboratory, are eligible for faculty housing and have renewal privileges. 

Other benefits-eligible members of the teaching staff may be eligible for housing on a space-available basis.  Certain administrative positions, as determined by the Office of Finance and Administration, are eligible for faculty housing (see below).

Eligible applicants who wish to enter faculty housing or move from one faculty residence to another will be offered available housing according to these assigned priority levels:

Level 1:  Tenure-track faculty; tenured faculty who are in their first six years at the College.

Level 2:  Tenured faculty after their first six years at the College; FIP faculty after their first 10 years at the College (Lecturers, Instructors in Science Laboratory, PERA faculty).

Level 3:  Lecturers, Visiting Lecturers on Term Appointments, Instructors in Science Laboratory and PERA faculty in their first 10 years at the College.

Level 4:  Visiting Fellows, Post-Docs and others in non-renewable teaching positions.  

Levels 1-3 have renewal privileges.  For those individuals at the same priority level, priority will be determined first by the number of dependents and then by the number of years of continuous service at  Wellesley College, where individuals with more dependents and more years have higher priority .  Dependents are ordinarily defined as children through age 23 (or older if disabled) and dependent parents living full time with a faculty member.  Priority among those individuals at the same priority level with the same number of dependents and years of continuous service will determined by drawing lots.

Level 4 tenants do not have renewal privileges.  Renewal of such leases will be considered only when it does not compromise the availability of units, as determined by the Director of Faculty Housing, that are needed to meet the long-term priorities of the Faculty Housing program.

In extraordinary circumstances, the Faculty Benefits Committee will consider requests for exceptions regarding priorities.  Such requests should come from the President, the Provost, the Dean of Students and the Vice President for Finance and Administration on behalf of individuals who report to them.

Houses are intended for faculty members with dependents. They may be offered to those without dependents only if there is no eligible person on the waiting list with dependents.  In a case where a house is initially leased to a faculty member not meeting the eligibility requirement of at least one dependent, the lease will be renewable for two more years.  Eligibility for renewal after the third year will be reviewd by the Faculty Benefits Committee during the second year of occupancy.

A faculty member who owns a house in the general vicinity of the College is not eligible for faculty housing, although exceptions are made for transitional situations.

 

 

Faculty Housing Rental Rate Policies:

-The rate of housing rent charged to tenure-track assistant professors and non-tenure eligible faculty is set to a rate of approximately 70% of market rate.  The specific percentage is subject to periodic review and adjustment by the College

-When a tenure-track faculty member becomes tenured and eligible for the College mortgage program, then rent will increase incrementally over a 6-year period to fair market value for the unit being occupied.  This practice is subject to periodic review and adjustment by the College.

-Tenured faculty members entering faculty housing are charged full market value rents.  

-It is the practice to hire a local real estate appraiser each year to review recent rentals of apartments and single family houses in Wellesley to determine if there has been any significant market movement from the prior year.  Depending upon the trend from a year ago, an increase for the next academic year may be implemented.  These increases tend to be in the range of 1.5%-4%.

-Tenants may incur imputed income if rent is determined to be lower than 5% of the appraised value of the unit.  The IRS considers the difference between this amount and actual rent charged to be taxable income.  Appraised values are reviewed each year and every fourth year a comprehensive re-appraisal is conducted.

Housing Policy for Senior Administrators:

Faculty Housing may be offered to incoming senior administrators.  In such cases, housing is transitional and tenancy will be limited to two years.  The rental rate for administrative staff is 100% of fair market value. Individuals who were hired prior to January 2017 will maintain their current rental arrangement.  Exceptions can be made at the President's discretion.

Some staff receive housing as a requirement of the position.  Housing is allotted without rent to Administrative Officers whose duties require proximity to the campus, including the Dean of Students, the Provost and the President (these houses are not part of the Faculty Housing properties).

Faculty Housing may be provided to Administrative Officers where proximity to the campus is beneficial.  These positions include the Director of Faculty Housing and Transportation.

Roommate Policy (excludes partners and dependents):

College-affiliated roommates:  When two faculty members decide to live together, there may be only one tenant of record per unit.  The rental rate and unit access (priority level) will be determined by the tenant of record's priority at the time of turnover (typically June 30).  If the tenant of record takes in a College-affiliated roommate, the rental rate, priority level and rights to the unit will remain attached solely to the tenant of record.  If the tenant of record leaves, the College-affiliated roommate needs to apply for Faculty Housing if they have academic rank; if they do not have academic rank, they need to vacate the unit by the end of the standard lease period.

Non-affiliated roommates:  roommates who are not affiliated with the College community are normally not permitted to live in Faculty Housing with faculty tenants.  Written consent is required from the College when exceptions are permitted; non-affiliated roommates are required to leave when the tenant of record vacates the unit (within 30 days or by the end of the lease, whichever is sooner).

Sublets:
